Over the last 30 years, man-made flood risk has increased dramatically. An important factor is that heavy development has changed how water flows in and out of communities, and city systems have been hard pressed to keep up.

If your property is on a stream or creek, is located at a risky elevation, or your mortgage banker insisted you buy it, you may already have flood insurance. Otherwise, you may not have given this coverage a second thought.
However—and especially if you’re in a newer home or neighborhood—I’d like to suggest you do exactly that.

Things we don’t expect to happen often do. Catastrophe knows no bounds.The National Flood Insurance Program is issued by the federal government, so there is no price shopping involved. Without it, you aren’t protected should the unthinkable happen. No homeowner’s insurance policy has a provision for flooding.
