In this unpredictable real estate market, winter is the new spring.

“It used to be that homeowners would wait to list their homes until the spring or summer, but currently homes are still selling for record high prices,” says Aaron Peterson, one of Exactly’s top real estate agents. “Though the market has cooled off a little bit, demand is still high and inventory is low—making this an ideal time to sell your home.”

“Buyers who were looking for a house during the summer and didn’t find one or got outbid are still out there looking for properties,” he says. “Plus, people are always moving any time of the year, even on Thanksgiving and Christmas Day.”

Although listing your home during the holidays may seem more stressful, it can show off your home in the best light. All those twinkling lights, fireplace mantel decorations and smell of fresh pine make for a warm and cozy home.

“If you open up your house during the holidays for showings, it can be a good time to market your home as it will stand out more because there are less homes on the market,” notes Aaron.

Exactly’s Aaron Peterson handles everything from pricing analysis and marketing of the home to negotiating the final deal and delivering the keys to the buyer, all for a $4,800 package fee—instead of a percentage of the sale.

Flat-fee Pricing
An innovative real estate company, Exactly helps eliminate the stress selling a home can cause with a process that is simple, transparent and effective.

The real estate agents handle everything from pricing analysis and marketing of the home to negotiating the final deal and delivering the keys to the buyer, all for a $4,800 package fee—instead of a percentage of the sale.

“Flat-fee pricing is more of a fair process,” comments Aaron, who has a business degree from Liberty University. “Selling a home that is worth $500,000 takes the same amount of work as selling a $200,000 home, so I don’t think it is fair to charge so much more commission.

It may come as a surprise, but people are buying and selling homes every day of the year, even on Thanksgiving and Christmas.

“My goal is to help homeowners make the most amount of money from the sale of their home, sell their home as quickly as possible, and do it with as little stress as possible.”

Born in Georgia, Aaron still has lots of that southern charm and a hospitable nature, and now, mixed with the Midwest’s strong work ethic, it’s the perfect balance to be successful in the real estate market. It also is that something different that makes him stand out from all the other real estate agents in town.

Connect with a Real Estate Agent
“The earlier you connect with a real estate agent the smoother the process,” says Aaron. “By reaching out to a real estate agent before you are ready to list your home, you can be assured of having a good plan in place.”

“We recommend contacting us a month before you are ready to list your home,” adds Aaron. “However, we can move as fast as seven to 10 days if needed.”

The first step is to devise a plan that takes into account your finances, and knowing where the money is coming from and what needs to happen first. The key is to have a timeline of dates of everything that needs to happen, especially if you are selling your home and then buying a new one.

At Exactly, the home-selling process is simple. Aaron Peterson meets with the homeowner to discuss goals, provide an in-depth comparative market analysis, do a walk-though to make sure everything is ready in the home, create a marketing plan and list the home.

“We also recommend homeowners consult with us before doing any work to their home in preparation of selling it,” notes Aaron. “There are so many simple things you can do, such as changing the light bulbs, to put your home in the best light and tidying up the landscaping for better curb appeal. But when it comes to larger projects, such as replacing carpet and painting the walls, or even remodeling a kitchen or bath, these are all evaluated on a case-by-case basis to see if it makes sense.”

Negotiate the Best Deal
At Exactly, the home-selling process is simple. Aaron meets with the homeowner to discuss goals, provide an in-depth comparative market analysis, do a walk-though to make sure everything is ready in the home, create a marketing plan and list the home.

Once a buyer submits an offer, the company’s proprietary software program immediately generates an offer summary sheet detailing everything from the flat fee paid to Exactly and any applicable buyer’s broker commission, to home warranty costs and title insurance fees.

“The sellers will know down to the penny how much money they will get from a prospective offer, thus helping with our negotiation strategy,” says Aaron, who volunteers every Tuesday evening at a local nonprofit that offers equine therapy, and once a month serving coffee and donuts at The Chapel in Green. “I go above and beyond to help my clients get top dollar for their property while saving them money with our flat fee.”
