From a one-bedroom condo to new construction to a $3 million mega-home, Amy Hoes sells properties as expansive and diverse as Medina itself. Along with her seasoned team from Howard Hanna Real Estate, Deena Doran and Nicole Schmalz, the streamlined engine of Amy and company puts up impressive numbers.

In 2017, she sold 94 homes and outsold 99 percent of Realtors in the country. Here in Medina, her average listing sold in half the time the homes of her competition sold, and her clients got more money.

Working Hard (and Smart)
The answer to how she achieved these accomplishments lies in her tenacity and tech-driven approach to selling homes.

Along with her pilot husband, Kurt, Amy is one of the few in Medina to offer FAA authorized drone photography for every listing.

“Compelling aerial photography offers a completely different view of a home and property, making it more attractive,” she says.

Once her sign is in the yard and the home is open for walk-throughs, she and Kurt ramp up their online ad campaign with tech-driven marketing strategies.
But it’s when a deal comes to the table that Amy really shines.

Though she is kind-hearted, always ready with a sweet smile, make no mistake, Amy is a master negotiator. You want her on your side.

“I put my clients’ interest first and never settle for a ‘good deal’,” she says. “I will negotiate aggressively until I feel we’ve reached the very best position for my clients. I never settle for less than that.”

Engineering the Right Fit
“Being successful in my business is as much about reading people as it is the market and finding the best-fit buyer for every home I’m selling,” she says.

And if you ask anyone who has ever sold their house with Amy, engaging potential buyers is a strong suit.

Says Katie W. of Medina,“We had never sold a home before, but Amy walked us through the entire process and made it so easy. We never were left wondering ‘what next?’ She was always one step ahead. She really pulls buyers to see a home and does not just sit back and wait for people to inquire. In fact, we had two offers on our home within the first 24 hours after we listed.”

Jennifer C. of Medina couldn’t agree more, adding, “Amy actively engaged all of the people who came through the house and our house is now sold and closed in only a month.”

Of the many listings currently on the market, Amy says each has an ideal buyer out there.

For instance, the home on 4930 Fox Haven Drive—which is now pending—should appeal to a nature lover. The rustic post-and-beam cedar home features soaring two-story windows in the great room that overlooks sloping wooded land. Tranquil nature can be appreciated from the oversized windows in each room. A multi-level deck that’s wired for sound winds down to a fire pit and picnic area skirted by a meandering creek.

Buyers who want the privacy and exclusivity of living on a golf course will want to take a peek at the newly listed home at 4254 Red Tail in Fox Meadow.

“With a full finished walk-out basement with kitchenette, screened sunroom, patio with waterfall feature and first floor master, this home is ideal for entertaining and even for those who are transitioning to empty nesters,” says Amy.

The Core Team
Although many Realtors are going with bigger and splashier teams, for Amy, keeping her team small and tight is the key to running a well-oiled machine clients can depend on. Her two buyer specialists—Deena Doran and Nicole Schmalz—are experts in their own right.

“These knowledgeable professionals allow us to take care of our clients,” she says.

“We are always reachable, and clients will always know who they are talking to. Although there are so many levels of details and transactions within the home selling process, we keep things simple and offer a personal touch.”

At the end of the day, although being number one is important to her, nothing could trump her true number one—spending time with family.

Along with Kurt and their impossibly adorable children—Bryan, age 12, and Atalie, age 15—the family supports local teams, including Bryan’s baseball team, and Medina High School, where Atalie is a cheerleader. The four of them are also diehard Indians fans and cannot wait to catch opening day next month.
