Led by three local distinguished real estate agents, the newly launched Luxury Real Estate Collective is a boutique residential advisory partnership under Re/Max Beyond 2000.

Katy Dix Brahler, Diana DeCesare and Mary Frances Weir have pooled their prestigious talents honed over decades, along with their love of Cleveland’s history, beauty and architecture, to represent homes over $600,000 in value on Cleveland’s west side and downtown.

“With our established insiders’ position as Cleveland natives, well-connected networks of potential home buyers, and expert property market analytics that offer trusted valuations, we plan to take the market by storm,” says Diana. “We are also certified as luxury home experts in Ohio.”

She says that the numbers of their past track record of success are already in the books. For instance, last year their brokerage was regionally recognized as Outstanding Brokerage of the Year by Re/Max headquarters and received the Total Volume Achievement Award for closing more than $245 million in annual sales.

How is the Luxury Market Different?
According to Katy, Mary Frances and Diana, who are continual producers in the top-tier residential market both in Cleveland and Kent/Akron area, the Luxury Real Estate Collective, LRC, provides an innovative and proprietary three-step approach to property acquisition value growth and marketing to a select audience.

(L-R): Mary Frances Weir, Diana DeCesare, and Katy Dix Brahler, of Luxury Real Estate Collective, have created a proprietary formula for connecting sellers with buyers in the luxury real estate market.

“Especially along the sought-after streets and cities skirting the lakefront, our skill in assessing and articulating unique value consistently leads to record sales and garners respect industry wide for our seasoned professional acumen,” says the team.

“Every home has a story to tell. And when evaluating a property to price it just right and then present it in its best light, we are adept at picking out all the upscale details, such as interior and structural upgrades and information about the unique history of the home, including ownership provenance. For both sellers and buyers, this is a rarefied class of sophistication and savoir faire.”

They explain getting to know a home goes beyond the number of rooms and amount of square footage, or even all the custom-built bells and whistles you’d expect in a million-dollar property.

“Of course, there are wine cellars, home theaters and safe rooms to mention, but as top producers we have a handle on initially assessing value. Once the offers start coming in, we are all fierce negotiators who will not stop until we feel our client is getting the best deal on the table,” says Katy.

Virtual Tours Immerse Buyers in Homes
The LRC Team believes in always looking ahead and have invested in tech-forward initiatives throughout their stellar careers. They are thrilled to offer Matterport 3D virtual tours to their home sellers.

“This immersive experience takes people through every room of the home,” says Katy. “It’s really the next best thing to being there. With the push of a button we can put potential buyers in the homes with 360-degree views, floor plan peeks, dollhouse views and social sharing tools.”

Whether video or still photos, the ladies work with a group of photographers, each suited to different styles of homes, whether a clean, contemporary touch is needed, or more artsy flair.

Global Reach for Luxury Buyers
“With so many doctors and executives moving to Cleveland for our world-class medical facilities, we have better access to interested relocation buyers than other companies thanks to Re/Max’s global network,” says Mary Frances.

“Both sellers and buyers at this level expect more, since so much more is riding on a smooth sale, and we are able to provide that throughout the process thanks to our experience, creativity, ingenuity and 24/7 accessibility,” she adds.

The LRC trio has also earned reputations for being master stagers. They spend hours with luxury clients going over strategies for showcasing high-end finishes and custom amenities in each home.

For homeowners or buyers looking for five-star service and the results that come with it, they will find luxury home selling redefined with Luxury Real Estate Collective. Pictured above, an LRC listing, is a four-bedroom, 3 full-bath Cape Cod, situated on gorgeous Crystal Lake, in Silver Lake, with an asking price of $649,000.

Capturing the Allure of New Construction
According to Diana, within a mile or two of the lake there are numerous opportunities for sustainable tear-downs and new construction, and the ladies have been working with builders to bring those to life, too.

And over the past 5-10 years, the market of glamorous properties has exploded along the downtown skyline, she explains, especially with older buildings being converted into high-end, high-rise and penthouse living.

Whether existing or new properties, if homeowners or buyers are looking for five-star service and the results that come with it, they will find luxury home selling redefined with LRC says the team.
