“A homeowner recently told us that working with our real estate company is like having your cake and eating it, too, because you get great service and it costs less,” says Kevin Wasie, founder of Exactly real estate company. “That really sums it all up.”

Founded in 2018, the cornerstone of this locally owned company is its flat-fee rate. Instead of paying the usual real estate commission when selling your home, you pay a $4,800 fee, and Exactly handles everything from providing an in-depth comparative market analysis to creating a marketing plan to negotiating the final deal.

“I believe flat-fee pricing is a more fair process,” comments Kevin. “Selling a home that is worth $500,000 takes the same amount of work as selling a $200,000 home, so I don’t think it is fair to charge so much more commission.”

The company has grown exponentially in the past five years, primarily because people are realizing such a huge cost savings. “Homeowners who especially like our business model and hire us are those who have nice homes and have invested in them and don't want to give away their equity to a real estate agent, as well as those who are downsizing and want to keep more of their profit,” notes Kevin. “And homeowners who are also business owners really see the value in our service. The single thread that flows through all these is people is understanding the value of having a professional real estate agent but not wanting to pay high commission.”

Homeowners who list with Exactly worry less and profit more. The seven-step selling process ensures every detail is accounted for.

All the homes Exactly sells go through the same seven-step process from for sale to sold:

1. Consultation. It all starts with a consultation to make sure the homeowner is a good fit. This is when the process and timelines will be discussed.
2. In-home walkthrough. A listing strategist will walk through the home and discuss staging strategies and address any areas of concern.
3. Pricing analysis. For the most accurate valuation of a home, the pricing analysis takes into account what is happening super locally, from the local unemployment rate, current interest rates, the macro community of what has sold in the school district, comparable homes that have sold with similar characteristics, and the inventory of homes currently on the market.
4. Marketing. A professional photographer will showcase the home in the best light and the home will be showcased in digital and/or print advertising.
5. Negotiation. Exactly represents the homeowner and negotiates the best terms for the sale.
6. Transaction management. The communication among the title company, lender and the buyers is all handled by Exactly.
7. Closing. The listing strategist will provide a moving day checklist and handle all of the scheduling for the home to change ownership, including delivering the keys to the new homeowner.

“When a homeowner lists with Exactly, we want them to worry less and profit more,” says Kevin. “We provide full-service real estate for less.”
