The right time to sell your home is whenever the timing is good for you,” says Kevin Wasie, founder of Exactly real estate company. “Sometimes homeowners are afraid of listing their home in the winter, but there is less inventory, which means less competition. There are always people who are looking for a new home. I have negotiated great deals on Thanksgiving and Christmas Day.”

The winter brings out more serious buyers, so selling in the wintertime can get you a higher price for your home.

“This winter, we are looking at a solid market for sellers,” Kevin comments. “So, if you are thinking about selling your home in December, January or February, now is the time to get everything together—especially getting outside photos of your home with the appealing fall landscape before snow blankets the ground. We currently have five homeowners who plan on listing their homes this winter, so we already did their exterior photography.”

“Even if you don’t plan on selling until next spring or summer, now is the time to contact a real estate agent and get your team together,” he says. “Don’t wait until you are ready to sell your house to look for a real estate agent. We can help you at the very beginning of the process and save you time, money and lots of headaches.”

Think of your real estate agent as the quarterback of the team who helps manage the game plan and has all the connections you need. A good agent will help connect you to other professionals, such as a financial planner, mortgage banker, consignment company and professional organizer—and the sooner the better.

“At Exactly, we guide homeowners through every step of the home-selling process,” Kevin says. “We handle everything from pricing analysis to marketing of the home to negotiating the final deal for a $4,800 package fee, instead of a percentage of the sale. Our flat-fee pricing usually saves homeowners thousands of dollars.”
