Lower your closing costs

With interest rates at historic lows, this spring and summer the local real estate market is heating up. Attorney Margaret T. Karl reports she has been handling more and more real estate title transfers.
To best meet her clients’ needs, she added title services to her umbrella of estate planning services that includes preparing wills and living wills, trusts and powers of attorney.
“I can save people time, money and hassle by handling their title transfer,” she says. “My fee for this service is quite competitive…a fraction of what other title transfer companies charge.”
Just this month she helped a family by drawing up a purchase agreement, then doing a title search and transferring title to a home from the grandmother, who had passed away, to her grandson.
“If someone is already working with a Realtor, I want them to know they do have options to shop around,” she says. “Sometimes closing costs and delays can make or break a deal. I do my best to make sure that doesn’t happen.”
“My clients are usually relieved to discover that I can handle title transfers, as they’ve already built a level of trust with me,” she adds.
One caveat Margie has that would prevent her from handling your title transfer is if you are already working with a bank for financing, as they often require people to work with their title company.
The bottom line is if you’d like to lower your closing costs when selling your home or property, think of Margie.
