While most people start thinking about downsizing in the fall and winter, planning to put their house on the market in the springtime, this year homeowners might be better off putting it on the market in the fourth quarter.

First of all, with fewer homes for sale now, less competition makes your home an easier, faster sell. Plus, we don’t know what the interest rates are going to do next year. They are very low now, which is an indicator that motivates buyers. We are still seeing homes sell within the first 48 hours they’re on the market.

Another factor is your home never looks as beautiful, warm and welcoming as it does when decorated for the holidays, with glowing lights and festive scents.

I’ve sold several houses on Christmas Eve and Day. Lots of people are transferred at the end of the year, and with the kids on holiday break, that’s when they come into town to house hunt.
