Spring Forecast: Hot, Hot, Hot
Mark and Denise report their Neighborhood Experts team is enjoying an especially brisk spring of home selling.

“We are seeing low inventory of homes for sale, and buyers are waiting for their dream home,” she says. “To address this, we’ve repositioned our unique marketing strategy to bring the highest interest level when the home first hits the market by implementing an aggressive pre-market campaign.”

As a recent case study, she discusses a home the team sold in Chardon. They focused on the home’s unique highlights and targeted buyers who would be the best fit. They worked together to pinpoint the right buyer for the home, which was situated on 15 acres of land. They looked at hunters and horse owners, and those who Denise calls the “give-me-land-lots-of-land-and-the-starry-skies-above” type of person.

“We launched a coming-to-market-soon campaign, building buzz online through targeted ads that reached 4,339 people in 24 hours,” she says.

“As soon as the home came on the market, we already had 13 showings booked with pre-approved buyers. The result? The home sold for full price in two days with favorable terms.”
