The opportunity to grab a prime spot in the area’s hottest new community is happening right now

It’s time to get in on the ground floor at The Retreat at Rosemont. Breaking ground this month, these luxury ranch homes are designed for single-level living, each with its own private courtyard.
Built on the grounds of the former Rosemont Country Club, the homes will be surrounded by dedicated green space as well as accessible walking trails. When completed, the active adult lifestyle community will be comprised of 83 detached cluster homes, along with a clubhouse and pool.
“We are starting to take lot reservations on October 20,” says Katie Lancianese, president of New Leaf Homes, which is developing and building The Retreat at Rosemont—an Epcon community.
“Picking out a lot is the first step toward your new home journey,” says Matt Schmahl, director of sales and project coordinator. “When you select a lot, you can start envisioning your new home and all of the possibilities.”
The development’s first phase consists of 40 homesites skirted by 64 acres of nature preserve, so The Retreat community is enveloped in a serene setting just steps away from shopping and dining.
“Our homes are designed to connect you to the outdoors and your community,” says Katie, noting that a portion of proceeds from every home sale is donated to support local schools and organizations.
As a family-owned company, their service and support extends well beyond the borders of their neighborhoods. “A private courtyard forms the centerpiece of your design, allowing you access to a peaceful oasis just steps from anywhere in your home,” she adds.
“Whether you want to back up to the nature preserve, be close to the walking trails, or live near the clubhouse, there is a lot to fit every personality type,” says Matt.
Construction of the first model, the Promenade III, started in October, and it will be open this spring.
In total, there are six home models to choose from, providing 1,400 to 3,000 square feet of living space.
“At The Retreat at Rosemont, it is all about rightsizing, not necessarily downsizing,” says Matt. “We have a floor plan for everyone, so whether you like to entertain and want a large, open floor plan or you want less square footage so you don’t have so much to take care of, we can build a home for you. If you are downsizing, our homes are built with lots of windows and high ceilings, so they still feel spacious.”
“The homes are designed with flexibility in mind and can easily adapt to owners’ needs now and in the future,” adds Matt.
The homes follow universal design principles with accessibility in mind and include features such as zero entry so there are no steps up to the front door or in the garage.
“What we offer as our base is considered most builders’ third- or fourth-tier upgrades, and we have a wide breadth of options within that base,” says Matt. “We don’t use any builder-grade materials in our homes.”
The base price includes granite countertops, cabinets with dovetail soft close drawers, luxury vinyl plank flooring, 10-foot tray ceilings, a security system, a two-car garage designed with extra space, lush landscaping and much more.
Championing all things local, the builder uses many local manufacturers and suppliers, including Medina Lighting, Sundance Smart Home Solutions and Sherwin-Williams paint, to name a few.
At the center of the community will be a clubhouse, designed as a place you can gather with family and friends. The clubhouse will include an outdoor pool, two pickleball courts, bocce ball, indoor and outdoor fireplaces, a kitchen, an exercise room and a meeting space.
“Whether you want to play pickleball with friends or bring your grandchildren to swim, the clubhouse is an extension of your home,” says Matt.
“You can spend more time doing what you enjoy, as we take care of mowing grass, maintaining landscape beds and snow removal,” he says. “When your new home is finished, all you have to do is turn the key and walk through the door. We personalize each home to reflect the way you want to live.”
