“We are paving the way to make it simpler for homeowners to sell their properties—and for more profit,” says Kevin.
“One problem with the current system is that sellers don’t know immediately if they have an offer. Offers may be sitting in their real estate agent’s inbox and can get lost in the shuffle now that properties oftentimes are getting multiple offers in a single day,” explains Kevin. “And, for example, if your agent is at his daughter’s dance recital, you won’t find out about the offer until later that night or the next day.”
Exactly takes an approach that is more of a partnership and offers full transparency. When an offer comes in from a prospective homebuyer, it is immediately sent directly to both the seller and the listing agent.
Exactly’s proprietary software also generates a summary page to outline the offer in more simplified terms to make it easier to understand and compare offers. After the seller receives the offer and summary page, the listing agent and seller connect to come up with a negotiation strategy.
Modern technology is used to schedule showings through an app, text message and email. Exactly also keeps track of all showings and feedback, and shares that information with homeowners.
“We use data analytics to see what months and days most people look for houses, so we can strategize the best time to put the house on the market for the highest exposure,” says Kevin. “For example, showings are down 25 percent during a holiday week, so we take all that into consideration.”
